Understand your building’s numbers
Cash Flow & Calculators
Income can look healthy while mortgage payments and repairs consume the cash. Enter your figures to see what remains, and test changes before making a decision.

Your cash flow
| Calculation | Monthly | Annual |
|---|---|---|
| Effective income | $0 | $0 |
| Operating expenses | $0 | $0 |
| Net operating income (NOI) | $0 | $0 |
| Mortgage payment | $0 | $0 |
| Capital reserve contribution | $0 | $0 |
| Cash flow after reserves | $0 | $0 |
Projected cash remaining: $0 per month. Before income tax, owner distributions and capital spending beyond the reserve contribution. Annual results are the monthly run rate × 12.
Debt coverage (NOI ÷ debt service): No debt payment
Capitalization rate: Not available
Cash-on-cash return after reserves: Not available
Break-even rent collection: Not available
Above 100% means full rent collection cannot cover modeled outflows. Below 0% means other income covers them.
Improvement simple payback: Enter positive savings
Project cost ÷ annual net savings; excludes financing, tax and time value of money.
What happens if costs rise?
Compare the current figures with a combined stress scenario. Vacancy and interest changes are percentage points; expense growth is a percentage.
Current monthly cash flow: $0 · Scenario: $0 · Change: $0
Recalculates the loan payment at the higher rate with unchanged principal and remaining amortization. Vacancy is capped at 100%.Understand the formulas
- Effective income = potential rent × (1 − vacancy rate) + other income + recoveries.
- NOI = effective income − operating expenses. Financing and capital reserves are shown separately.
- Cash flow = NOI − mortgage payments − capital reserve contribution.
- Cap rate = annual NOI ÷ property value. Cash-on-cash return = annual cash flow after reserves ÷ cash equity invested.
- Mortgage payment = principal × monthly rate ÷ [1 − (1 + monthly rate)−number of payments]. At zero interest, principal ÷ number of payments.
- Semiannual convention monthly rate = (1 + annual rate ÷ 2)1/6 − 1. Monthly convention = annual rate ÷ 12.
Record full operating expenses and recoveries separately to avoid double counting. Keep capital projects separate from routine repairs. All results use the figures you supply.
